Revamped Prado aims to revitalize Sandy Springs area

The Prado is a new center of shops, restaurants and offices being built on the site of a previous center also called the Prado. Major tenants include Publix, Target, Home Depot and Circuit City. The stores will be built around a four-story parking deck at the center of the development so that the deck won’t be seen from the street.

The site covers 32 acres and faces Roswell Road, just south of I-285. The developer is Sembler Co., which is building several mixed use projects in metro Atlanta.
WHAT IMPACT WILL IT HAVE?
The new Prado will revitalize a significant portion of Sandy Springs’ commercial district. The shops will be easy for passers-by to enter because they won’t be separated by big parking lots from Roswell Road or a new main street that will be perpendicular to Roswell Road.
This stretch of Roswell Road was a lively gathering place for young people in the 1980s. But shops and apartments are showing their age. Major investors have avoided the area despite annual household incomes that Sembler’s research shows to exceed $120,000 in a three-mile radius.
“We think our project will be a catalyst for change in this quadrant of I-285,” said Sembler President Jeff Fuqua. “It’s kind of a tough area, but our project will change a huge portion of that.” Sembler is investing $150 million in a neighborhood that Sandy Springs leaders have tried for years to retool.
WHEN WILL IT BE DONE?
The Prado is to begin opening in October 2008 and be completely open in March 2009.
